Find out what Det’s learned about the secret to selling real estate now that she’s on her third year in the industry.
Ma. Lourdes M. Mangubat, or Det, first ventured into the real estate industry in 2012. She had been working as an hotelier for 9 years for establishments such as Heritage Hotel, New World Hotel, and Holiday Inn Atrium Singapore before deciding to shift her focus, career-wise.
“I had an invitation from Ayala Land to get to know the real estate industry. I chose to be part of Avida,” she said.
Entering the company as a property specialist, she has since been promoted to a senior position and is nearing her third year in the industry. She’s currently handling condos in Makati and BGC as well as house and lot units in NUVALI and Cavite.
As a real estate professional, Det’s primary concern is customer satisfaction, mentioning the importance of excellent communication skills, probing skills, and the ability to understand clients’ needs in matching a buyer to the right property.
“I want to give my clients an excellent buying experience without the hassle, and to extend after-sales assistance,” she added.
Selling isn’t without its drawbacks, though. According to Det, some of the challenges she faces are clients who back out after the reservation stage, as well as those who have requirements she is unable to meet. But, she says, the rewards are worth the hard work.
“You get a sense of fulfillment after helping a client find his dream home,” she explained. “Then, he will refer you to his friends so you can get a bigger network.”
On the personal side, Det indicates her family as her main inspiration, saying her profession has helped her and her loved ones achieve their goals. She also believes working in real estate has had a huge impact in her growth as a person.
“I developed my patience and convincing techniques, and I can talk to anybody without getting intimidated,” she noted.
But Det’s far from done. After nabbing the recognition as Avida’s Top Property Specialist for Makati Condo projects in 2013 and earning the President’s Circle award, she plans on taking her career to the next level by taking the Brokers’ Exam in May 2015.
