In the 1960s, Makati became the financial district of the Philippines with the establishment of the Makati Stock Exchange along with the rise of some of the country’s first skyscrapers. Ortigas Center’s reputation as a business district happened around the same time when the Meralco Building and Benpres Building (then called Chronicle Building) were built. Bonifacio Global City’s emergence as another competitive business center happened in the 1990s as the old U.S. military bases were slowly converted for civilian use, then efforts were furthered as Ayala Land came into the picture in 2003. For the longest time, these were the main financial players in the country, but the increase in foreign investments, particularly those in the information technology and business process management (IT-BPM) industry, led to the economic growth of various provinces as well.

The IT and Business Process Association of the Philippines (IBPAP) is the enabling association for the country’s IT-BPM landscape by monitoring and sustaining its rapid growth. Using the indicators of talent availability, presence of infrastructure, good business environment, and cost competitiveness, they determine so-called Next Wave Cities, which are emerging locations that have a high potential for hosting IT-BPM clients. In their 2015–2016 report, they named 10 new provincial locations: Baguio City, Cagayan de Oro City, Dagupan City, Dasmariñas City, Dumaguete City, Lipa City, Malolos City, Naga City, Sta. Rosa City, and the municipality of Taytay.

It is most likely due to these developments that real estate brands have shown interest in building more residential projects in an effort to attract relocators to these areas. While options in these places are limited, it will probably not be long until they see rapid property growth in the years to come. For now, if you are envisioning a life in any of these locations, consider these condos as your potential next new home.

Outlook Ridge Residences

Developer: DMCI Homes
Location: Baguio City

Outlook Ridge Residences is a mid-rise modern Asian leisure residential development by DMCI Homes. Covering over 4,000sqm of land along Outlook Drive, it is close to notable areas like SM City Baguio, Baguio Center Mall, University of the Philippines Baguio, Baguio Filipino Chinese General Hospital, and Burnham Park.

The project consists of two buildings rising six and seven levels including a commercial level, plus three levels of basement parking. Each building contains studio and two-bedroom units with sizes ranging from 21 to 73.5 sqm. Features include a lounge with a fireplace, fire pit, roof garden, sauna, fitness gym, and function hall.

Primavera Residences

Developer: Italpinas Development Corp.
Location: Cagayan de Oro City

Located in Pueblo de Oro, Primavera Residences by Italpinas Development Corp. is a mixed-use development composed of two 10-story buildings comprising residential, commercial, and office components. Close by are some key landmarks like SM City Cagayan de Oro, Pueblo Golf Course, and Xavier University School. Adding to its convenience are amenities such as a gym, indoor and outdoor multipurpose hall, and swimming pool.

As the first eco-friendly project in CDO, it also infuses functional design elements that promote sustainability, such as solar panels at the rooftop for power, a green inner courtyard to increase natural ventilation and light, and unit cross ventilations to reduce heat. Studio units are sized 27 sqm, while one-bedroom and two-bedroom units are 35 and 45.8 sqm in size, respectively.

Marina Spatial

Location: Dumaguete City

A mid-rise condo community close to Dumaguete Bay, Marina Spatial by Filinvest Land is within the 1.9-hectare mixed-use Marina Town in Barangay Piapi. The modern-contemporary project has three buildings rising six to 10 stories units with open-plan layouts sized 22 to 64 sqm each. Prices range from Php2.4 million to Php5.9 million.

From the condo, one can quickly reach establishments and institutions like Dumaguete Seaport, Negros Oriental Provincial Hospital, Silliman University, Robinsons Supermarket, and Dumaguete Cathedral.

Scandia Suites

Developer: Cathay Land Inc.
Location: Sta. Rosa City

The Scandinavian-themed Scandia Suites is a two-building mid-rise residential condo located in South Forbes, a mixed-use township of boutique communities by Cathay Land Inc. From its location along the Sta Rosa–Silang–Tagaytay growth corridor, places like Nuvali Solenad, South Forbes City Colleges, Nuvali Technohub, and Don Bosco Church are easy to reach.

Consisting of four 12-story buildings, the development houses a total of 856 one-bedroom units starting at 30.1 sqm and two-bedroom units starting at 45.6 sqm.
