How would you like to spend every weekend golfing in a course that’s practically in your backyard? Residents living in the boundary Carmona, Cavite and Biñan, Laguna can look forward to that in the next few years when Global Estate Resorts, Inc. (GERI) under Andrew Tan’s Alliance Global Group, Inc. (AGI) develops the 561-hectare fully-integrated master-planned township Southwoods City.
The Php 10-billion project Southwoods City, which will also rehabilitate the existing community in this area south of the metropolis, will be Metro Manila’s largest fully-integrated township and will be built within the next 10 years. Heading the master-planning of the township is another AGI unit, Megaworld Corporation, who will also manage the development’s office towers and commercial properties.
"We will conceptualize and design the township, especially on the aspect of business and cyberpark, as well as the residential condominiums that will soon rise at the heart of the township," Megaworld first vice president Jericho Go said during a press briefing for the new township.
“Megaworld has expertise in master-planning townships. We would like to be able to apply that same level of expertise into Southwoods City, so that will further enhance the value of the development,” he added.
Southwoods City will be built around the125-hectare Jack Nicklaus-designed Manila Southwoods Golf and Country Club, tying in “golf” to Megaworld’s live-work-play-learn mantra. On top of the 350-hectare land taken up by existing residences in the area, the new 26-hectare Mediterranean-inspired residential village Pahara will allow fans of the sport to live close to their hobby. Pahara, which will consist of 602 lots ranging from 239 sqm to 523 sqm, has an estimated turnover date of February 2017.
Also to rise in Southwoods City is a 60-hectare business park consisting of a central business district, commercial and retail stores, malls, schools, a church, a cyberpark, a medical facility, open parks, leisure facilities, a weekend market, and a transport hub. According to Go, Megaworld has already earmarked two 10-storey office buildings offering up to 20,000sqm of leasing space, which will attract BPO and IT companies and open up an estimate of 10,000 to 12,000 jobs in the next few years.
The GERI-Megaworld project includes the rehabilitation of existing facilities and infrastructure within the area, such as roads surrounding the current residential communities, although Megaworld stressed that revitalization projects will remain outside these subdivisions.
GERI is also the company behind the 150-hectare Boracay Newcoast in Boracay Island, the 1,149-hectare Twin Lakes in Tagaytay, and the 170-hectare Sta. Barbara Heights in Iloilo.
During the same event, Megaworld teased of a new township to be announced soon. This one will join the developer’s portfolio which includes Quezon City’s Eastwood City, Pasay City’s Newport City, Cebu’s The Mactan Newtown, and Bonifacio Global City’s McKinley Hill, Uptown Bonifacio, and Forbes Town Center.
