Soon-to-rise subdivision projects all over the Philippines

Whether you wish to live in a bungalow in Pampanga or a townhouse in Cebu, you can look forward to the rise of the many subdivision and gated community developments by some of the country’s top real estate brands.

As modern and progressive condos may appear, many traditional Filipinos still prefer the comforts of a house, making 2017 an exciting year for aspiring house buyers. This year, several developers have launched new subdivisions varying in style and price, ensuring a wealth of options for differing buyers. And these projects are not just in Metro Manila; property seekers from all over the country, whether long-time residents or relocators, will see the development of houses in various parts of Luzon, Visayas, and Mindanao. Here are some of the horizontal residential developments to look forward to over the next few years.

Cheerful Homes
Developer: SMDC
Address: Brgys. Sta Maria and Bundagul, Mabalacat City

Mabalacat will soon see the rise of a 30-hectare gated horizontal community called Cheerful Homes. The first phase of SMDC’s first venture into social housing will feature 1,100 house-and-lot units valued at Php1.4 billion. Should there be a high enough demand, the company may expand the subdivision by another 30 hectares to potentially bring the total number of houses to 5,000. Houses will be sold from Php1.8 million to Php2.5 million per unit.

Cheerful Homes will also feature various amenities such as a community clubhouse, swimming pool, basketball court, multipurpose recreational court, nature park, jogging and bike trails, commercial complex and its own transport hub. In addition, the housing complex is close to Bayanihan Park, where one can ride public transportation to various points of the province. SMDC is targeting 2020 for the development's completion.

Developer: Ayala Land
Address: Nuvali, Brgy. Don Jose, Santa Rosa City

Ayala Land Premier’s Cerilo—their eighth residential community in Nuvali—is dedicated to bringing residents closer to the natural landscape of Laguna. Ayala Land boasts that over 80 percent of the 85-hectare subdivision’s lots are adjacent to open spaces, which are located in between homes serving as “shared expansive green corridors.” While the community will have a total of 623 lots, an initial 308 lots will be sold during the first phase, each an average of 680 sqm in size. According to the luxury brand, lots will be sold for prices ranging from Php11.5 million to Php43.1 million.

Truly a development that values outdoor space and recreation, Cerilo’s highlight is a main park that covers more than six hectares and branches into linear parks and bike trails. Residents can enjoy amenities like a two-hectare clubhouse area that includes a social hall, multipurpose court, swimming pool, and residents’ lounge.

PHirst Park Homes
Developer: Century Properties
Address: Various locations

Century Properties Group, Inc. launched PHirst Park Homes as the company’s move to help address the country’s housing backlog. The concept of Park Homes—the “PH” in “PHirst”—is the integration of green open spaces and life-enhancing amenities for first-time homebuyers. The home brand is a joint venture between Century Properties and Mitsubishi Corporation. Developments under the PHirst Park Homes brand will be concentrated in locations such as Cavite, Laguna, Bulacan, and Batangas.

The first community launched under the housing brand is a 26-hectare project in Tanza, Cavite. The development will have a total of 3,000 house-and-lot units, the prices of which will range from Php1 million to Php3 million. According to the company, a monthly amortization of Php9,000 can give a buyer a 40-sqm townhouse or single-attached unit with a fence and gate, finished ceiling, flooring, and bathrooms, as well as garden or carport space. According to Century, amenities will be “Conceptive” based on the home-in-a-park experience and will include a playpen, outdoor cinema, clubhouse, pool and water play area, and a basketball court. In order to make the community “Connective,” a shuttle system is available to take residents to transport hubs, and Wi-Fi zones. And for a “Convenient” home buying experience, PHirst Park Homes assists buyers from the pre-qualification stage to turnover.

Various Camella Projects

In keeping with their mission to be the leading brand in Philippine housing, Camella made the unprecedented move of launching 32 projects in one day. The projects—15 projects in Luzon, six in Visayas, and 11 in Mindanao—will further increase the company’s presence 121 cities and municipalities and 44 provinces.

“The 32 new developments we launched are intended to meet the growing demand of Filipino families for quality yet affordable homes. Through these, and the projects in our pipeline for this year and the next, Camella fulfills its commitment to provide Filipino families a home to call their own,” Vista Land chairman and former senate president Manny Villar said.

Camella developments in Luzon will include Camella Cagayan Trails, Camella Sorsogon, Camella Urdaneta, Camella Subic, and Camella Taal. In Visayas, among the new communities under the brand are Camella Calbayog, Camella Ormoc, Camella Bacolod South, and Manors Bacolod. And Camella Butuan, Camella Agusan del Sur, Camella Davao South, and Camella Zamboanga are included in the newly launched Mindanao projects.

Avida Settings Lipa
Developer: Avida Land
Address: Brgy. Tambo, Lipa City

According to Avida AVP for project and strategic management Herbert Herrero, Avida Settings Lipa has so far generated sales of Php260 million since its launch in the fourth quarter of 2016. The first phase featured house-and-lot packages of 52 sqm to 82 sqm with prices ranging from Php4.8 million to Php7.2 million. Early this year saw the launch of the second phase, which comprises house-and-lot units and lot-only offerings worth around Php604 million. The third of four phases will be launched in 2018.

Much like other Avida residences, features of the Lipa projects includes parks, a multipurpose hall, swimming pools, and a basketball court, all of which will be contained in a 1.4-hectare amenity area. Land development for the first phase will be finished in January 2019, while the second phase is set for a March 2019 completion.

Evissa and Tierra Nava
Developer: Johndorf Ventures
Address: Carcar and Lapu-Lapu City, Cebu

Johndorf Ventures Corporation early this year broke began the development of the Php500 million Evissa, a subdivision that will house 391 two-story townhouses priced between Php1.4 million and Php1.7 million per unit. Evissa’s family-oriented features will include a clubhouse, basketball court, and open spaces for play and gatherings. According to the brand, Evisa’s “Asian living” principle aims to promote “a refreshing suburban lifestyle meant for urban achievers and overseas professionals that responds to their families’ aspirations and evolving needs.” Evissa is the third of a series of subdivisions comprising Johndorf Communities, a 24-hectare township in Calawisan, Lapu-Lapu City.

Days after starting work on Evissa, Johndorf Ventures broke ground for Tierra Nava, a Php500 million development in Sitio Dapdap, Carcar, Cebu. The housing development, which is designed for economic and middle-class families, will be home to 655 townhouses priced from Php890,000 to Php1.4 million
