Families looking to relocate in the Philippines’ Next Wave Cities have a wealth of options if they prefer a traditional house.

Over the past few years, the accelerating growth of the information technology and business process management (IT-BPM) industry has been undeniable; in fact, it is one of the main contributors to the improvement of the country’s national economy. And it is not just in the main business centers in the metro that this progress has been observed: the IT and Business Process Association of the Philippines (IBPAP), the country’s IT-BPM landscape monitor, has also pinpointed several provincial locations that have benefitted from the rise in foreign investments into this particular industry. Baguio City, Cagayan de Oro City, Dagupan City, Dasmariñas City, Dumaguete City, Lipa City, Malolos City, Naga City, Sta. Rosa City, and the municipality of Taytay. Also referred to as Next Wave Cities, these 10 places are said to have a sizable talent pool, great infrastructure, and good business environment, and are cost competitive.

The advancement in these Next Wave Cities seemed to be the catalyst for the rise of various condominium developments to accommodate those looking to relocate. But if living in a condo in these areas does not appeal to you, developers have also been working on increasing their presence through horizontal projects, such as these 10 themed and well-planned house-and-lot communities.

 

Alphaland Baguio Mountain Lodges

Developer: Alphaland
Location: Baguio City

Located on a 76-hectare land along Ambuklao Road and 15 minutes from Baguio City proper is Alphaland Baguio Mountain Lodges, an upscale Western-inspired development set against the panoramic, pine-covered mountains of Benguet. Aside from housing 300 lodge-style log cabins, this development will also feature luxurious amenities like helipads, mini sports center, and stables. Property owners will be able to choose among five designs and floor plans for their homes, each of which will be designed to accommodate four to six bedrooms, and furnished with basics like a sauna, stove, and fireplace. Aside from being vacation-worthy in looks and equipment, these houses will also be eco-friendly, with a rainwater-collecting system and solar panels on the roofs.

Madera Grove Estates

Developer: Avida Land
Location: Malolos City

Madera Grove Estates is Ayala Land's first residential project in Bulacan under the Avida Land brand. Located along MacArthur Highway in Malolos, the development is not too far from Metro Manila and is also surrounded by various shopping malls, restaurants, banks, and schools. The community is composed of a total of 366 units with lots ranging from 122 to 371 sqm and floor plans from 69 to 117 sqm. As a master-planned community, Madera has a centralized amenity area residents can enjoy, which includes a swimming pool, clubhouse, play area, and basketball court.

Amarilyo Crest

Location: Taytay, Rizal


The 8.8-hectare community Amarilyo Crest by Filinvest Land is found inside Havila, the 300-hectare townscape surrounded by the panoramic views of Taytay. Amarilyo has a modern Asian aesthetic, with homes that range from 63 to over 133 sqm, and amenities that include a clubhouse, swimming pool, outlook park, gazebo, parks, and open spaces. Inside Havila are schools like San Beda College and PAREF Rosehill School, while landmarks like Manila East Medical Center, Shopwise, SM City Taytay, Ynares Center, and Valley Golf and Country Club are not too far away from the townscape.

Palmas Verdes

Location: Dagupan City

Twenty minutes away from the city proper is Arcinue Development Corporation's Palmas Verdes, a three-hectare sustainable project of around 80 house-and-lot units. Being the one and only green residential project in Dagupan City, houses are durable and designed with higher ceilings for air ventilation and bigger windows to maximize natural lighting, as well as provisions for a rainwater catchment system and solar panels.
