The city of San Juan is the smallest city in Metro Manila, but it has one of the biggest roles in shaping Philippine history: The origin of the first revolution against the Spanish colonial empire and home to four former Presidents of the Republic, religious leaders and artists. Nowadays, the city continues to be among the leading cities of the nation with it being a commercial, financial, medical and educational hub for Metro Manila. Indeed, with just a glance at the city, one can see the beautiful convergence of the old and the new—its gleaming new buildings standing alongside heritage structures.
Its continued growth as a commercial and shopping haven for the metropolis, not to mention its small land area of 5.94 square kilometers limits the options for real estate but there are still sufficient choices available. Here are some of those properties and lots for sale in the so-called “Tiangge Capital of the Philippines.”
One is a 600-square meter property in Pedro Cruz. Located in the neighborhood of SM City Santa Mesa, Gilmore IT Center, Saint Paul University of Quezon City and Xavier School, and Arlington Memorial Chapel, it is indeed a piece of prime property that is currently available for Php32,000,000.
To those who want to put up a commercial venture or just to have the pleasure to live near Greenhills, a 1,431-square-meter lot is being offered for Php320,000,000. Another property, also measuring 1,431-square-meter, is for Php280,000,000.
Also in the same area is a 775-square-meter property priced at Php73,600,000 and a 1,270-square-meter lot that can be purchased for Php184,000,000, with the latter a short distance away from Cardinal Santos Medical Center, Xavier School, Greenhills Shopping Center, Robinsons Magnolia, and Gilmore IT Center.
At Katubusan Street, a lot-only offer in a residential district measuring 312-square-meter is on the market for Php13,500,000. In Addition Hills, there is a 785-square-meter lot for Php55,000,000. It lies conveniently near the Cardinal Santos Medical Center, Xavier School, Greenhills Shopping Center, The Podium and San Pedro Poveda College. In Salapan, a 992-square-meter lot for Php45,000,000 is available and is also near the aforementioned establishments.
In Little Baguio, a 550-square-meter vacant lot is pegged at Php52,250,000. It lies two blocks away from P. Guevarra Street, and is five minutes away from Xavier School and ICA. And beside Camp Crame, a corner property suited for commercial purposes and measuring 761 square meters is priced at Php70,000,000.
Real estate rates in San Juan certainly prompts the term “whopping” from almost every buyer, but it can be argued that one almost cannot put a price tag in properties inside a city so steeped in history, so rich in business opportunities, so numerous in amenities, services and facilities, and so convenient in its location, making every single cent worth it.
