Taguig City was once a thriving fishing community along the shores of Laguna de Bay, and is surrounded by the neighboring cities of Muntinlupa, Parañaque, Pasay, Makati, and Pasig, as well as in proximity of the province of Rizal. The 2015 Census placed the city as the seventh most populous in the country with 804,915 residents. It is subdivided into 28 barangays and is the home to the business districts of Bonifacio Global City (BGC) and McKinley Hill.
The city government prides itself in its good business policies. With the government’s commitment to boost Taguig City’s business sector, it has rolled out reforms in business policies that has led to more firms setting up shop in the city or snapping up warehousing facilities for their storage needs.
Taguig is known for being an easy place to do business, particularly due to its low tax rates. This has made the city present home of approximately 500 financial institutions, more than 1,000 manufacturing firms, 243 food and beverage posts, shopping malls like Market! Market!, SM Aura Premier, Uptown Mall, and Bonifacio High Street, and more than 7,000 commercial establishments. It also houses more than 50 subdivisions, two public markets and 19 flea markets, making it one of the busiest cities in Metro Manila.
Taguig’s BGC is a haven for top international names and IT-BPO companies. What makes this district an ideal businesses location is its accessibility to the major throughways like EDSA and C5, conveniently connecting it to most Metro Manila. Within BGC are major developments like the Bonifacio High Street, the Uptown Bonifacio, and the Fort Strip. It is also home to residential condominiums like One McKinley Place, Serendra, 8 Forbes Town Road, Bellagio, Essensa, Pacific Plaza Towers, and much more.
There are several warehousing facilities for rent in Taguig City. The most affordable, such as this 500-square-meter warehouse in Taguig’s Veteran’s area, are often rented at an average rate of around Php90,000 per month. On the other hand, a slightly bigger 645-square-meter warehouse inside Fort Bonifacio can be leased for about Php116,000 per month.
A newly renovated 1,000-square-meter warehouse in Bicutan may be more ideal for large businesses in need of significant space. Situated in an industrial zone with a 24-hour security, the property also includes an office area and a comfort room, and is on the market for lease for Php170,000 per month. For a bigger 2,500-square-meter warehouse, rent starts at Php500,000 monthly.
The key to choosing units to lease in Taguig are the function, the rental price, and, of course, the exact location. The city offers a variety of properties, and it all comes down to what you will use your property for. For instance, if you own a fleet trucks to deliver goods, then a lot or warehouse to accommodate them would be paramount, as well as one that is centrally located so that the actual deliveries are a little easier.
