Before large parts of Fort Bonifacio were sold off to the private sector and redeveloped in what is now known as Bonifacio Global City (BGC), Taguig (which holds jurisdiction to the business district) was largely known as predominantly residential and industrial area. Located along the western shores of Laguna de Bay, the city is also known as the location of the Manila American Cemetery and Memorial, Libingan ng mg Bayani, the FTI Complex, along with many industries and factories, especially in Taguig’s Bicutan area.
Although Taguig now hosts one Metro Manila’s most important business districts, many parts of the city are still predominantly residential in nature, being homes to subdivision developments. Its population, too, is large and rapidly growing, which according to the 2015 Census currently stands at 804,915 and is growing by approximately 4.32 percent annually.
A large proportion of Taguig’s population still resides in the city’s subdivisions and gated communities, some of which are in barangays close to Laguna de Bay east of C5 Road. Some of these well-known Taguig areas include AFPOVAI Village along Bayani Road (close to McKinley Hill) and Acacia Estates, a sprawling residential project by DMCI Homes project that boasts low-rise condo clusters and villages. Other residential areas in Taguig include North, Central, and South Signal Village, Maharlika Village, Lower Bicutan, New Lower Bicutan, Central Bicutan, Upper Bicutan, and Western Bicutan.
Much of Taguig’s rental house inventories nowadays are found in either McKinley Hill Village, AFPOVAI Village, or Acacia Estates. One example is a four-bedroom house in McKinley Hill Village, which is listed for PHP 200,000 per moth. This property sits on 1 420-sqm lot, is fully furnished, and has a parking space big enough to two cars. A more affordable option is available in Barangay Ususan—a four-bedroom, three-bathroom townhouse unit with a parking space for two cars. Its monthly rental rate is PHP 45,000. More affordable still is a newly built house situated in Camella Prestige Taguig, which is on offer for PHP 22,000 per month. This property has three bedrooms and two bathrooms, and a parking space for one car.
Being the home of BGC, Taguig is known primarily for its condo high-rises. Although condo living has many perks, proximity to commercial and leisure areas is one, condos most of the time are not appropriate for starting families, because they offer very limited space. This makes houses for rent a better option, and thankfully Taguig has plenty to offer. For the same amount to rent a three-bedroom apartment in BGC, a family of four to five can get a sprawling villa or bungalow in Taguig’s residential areas, which has bigger space, lots of open areas, and plenty of wiggle room for a growing family.
